Pikk 13 is one of the best located buildings in Tallinn’s Old Town. It has passing trade coming from both sides of Pikk St. and from the Old Town Square. The premises feature an impressive street-front entrance as well as two access points at basement level (to unload the goods).

The net area of the building is 346.6 m2, in addition to which there is an unused attic of 125 m2. Together with the attic, the area of the building is 471.6 m2.

For more than 10 years the building was home to the very successful Clayhills Gastropub. In winter the restaurant seated up to 100 guests over two levels, and a further 40 on its summer terrace during the warmer months. The basement level of the building also has a private banquet hall for up to 30 guests.

Clayhills is the first Gastropub in the Baltic’s and was built as a very successful bar / restaurant over the past 10-years. As the owner / operator has moved to live overseas, he is now wishing to let the premises as a “turnkey” bar /restaurant. Clayhills Gastropub has a strong reputation and following. Clayhills has been recommended by the White Guide over many years which is the most prestigious gastronomic guide in Estonia. LOCATION
The building is right in the heart of the UNESCO World Heritage-listed Old Town, just off Town Hall Square – the historical centrepoint of Tallinn, where a large number of streets come together. In the immediate vicinity of the building are a number of embassies, the Town Hall, the Schlössle and Telegraaf hotels, the Estonian History Museum and a Rimi supermarket. Town Hall Square, which is just 50 metres from the building, has retained its historical function: it is a popular meeting place for tourists and locals and often the starting point of tours of Tallinn’s sights.

PARKING
